The city of Surprise is north of Waddell and Litchfield Park, west of El Mirage and Youngtown and southwest of Sun City West. Surprise is a larger city, with 85 square miles, and is located 20 miles northwest of central Phoenix. Surprise also is comprised of the retirement cities of Sun City and Sun City West. Some of the major neighborhoods and subdivisions in Surprise include Dove Valley, Mountain Gate, Arizona Traditions, Copper Canyon Ranch, Greer Ranch, Rancho Gabriela, Marley Park, and Surprise Farms.
The builders in Marley Park, for example, are Ashton Woods, Richmond American and Mattamy Homes. Ashton Woods offers 16 different floorplans in the Marley Park Liberty, Tompkins Square and Claremont. In the Marley Park Cascade neighborhood, Richmond American Homes offers 8 different floorplans, with 3-4 bedroom options, ranging from 1,750 to over 3350 square feet. Mattamy Homes in Marley Park Estates features 4 different floorplans, ranging from 2,657 to 4,113 square feet. These homes have 4-5 bedrooms and all have 3-car garages.
Greer Ranch, for example, features single-family homes built by several different builders, including Greystone, Hacienda Builders, Richmond American, KB Homes, Shea, US Homes, Lennar, Gehan and Courtland. Greer Ranch North is still being built and includes homes from KB Homes, Gehan, Richmond American, Courtland and Shea. For example, the Richmond American homes in Parkside at Greer Ranch offers 12 different floorplans, with 3-5 bedrooms, ranging from 1,900 to 3,400 square feet. Shea Homes at its Greer Ranch Inspire subdivision features 4 different floorplans with 3-4 bedrooms, ranging from 2,472 to 3,351 square feet. Condominium complexes in Surprise include La Solana Condos, Park Place Condos, Sierra Verde, Arapaho Condominiums, and Marley Park, among other options.

Things To Do: Surprise has a large Aquatics Center, a large community park, and is home to Maricopa County’s northwest regional library, which are popular amenities with the many families who live in Surprise. Other community parks include Asante, Dreamcatcher, Stonebrook and Veramonte, among others. The Surprise Tennis and Racquet Complex features 25 tennis courts available for rent, including 17 which are outfitted with lights for nighttime play.
Golfing enthusiasts will enjoy the selection of golf courses available in Surprise, including the Granite Falls Golf Course, Coyote Lakes Golf Club, Desert Springs Golf Course and Arizona Traditions Golf Course. Surprise Stadium is the Spring Training home to Major League Baseball’s Texas Rangers and Kansas City Royals. Surprise Stadium also hosts movie nights for the families of Surprise as well as a festival and fireworks display on the Fourth of July.
Surprise is also popular with retirees, given the city’s proximity to the original Sun City development. These residents are drawn to the modestly-priced homes as well as the lower property taxes. Shopping centers include the Surprise Town Centre as well as many smaller shopping areas along Bell Road and Grand Avenue.
Schools: Dysart Unified School District provides the majority of the public elementary and secondary schooling options within Surprise.
